Chair Adler called the meeting to order at 3:00 PM

Chair Adler modified the order of business in the agenda, item 3 will now be heard first.

Council Members Mike Zinkin and Mary Snyder were both in attendance.

REQUEST FOR A VARIANCE ON LOT 8 IN SUNRIDGE II FOR A REAR YARD SETBACK REDUCTION AND FOR AN EXCEPTION TO THE HILLSIDE DEVELOPMENT ZONE, LOCATED AT 752 WEST SEDONA RIDGE PLACE OV1013-01

Staff distributed the email received from Lindsay Kargman

Presentation by Mike Arnold, Owner of lot 8, 752 W Sedona Ridge addressed the slope concerns. Mr. Arnold presented a power point presentation with the proposed design of the lot.

Chair Adler opened to public comments
 

James Vaughn Oro Valley resident, stated he was supportive of the proposed design, due to past experience with builder.

 Heather Nevadovich, Oro Valley resident, lives to the east of the proposed build, and is opposed to the design due to the impact on wildlife, and their property. Mrs. Nevadovich proposed an alternative positioning of building on the lot, to offset the impact to the wildlife as well as the neighboring properties.

 Lonny Nevadovich, Oro Valley resident, lives east of proposed build, and is opposed to the design due to the impact of neighboring wildlife patterns and the potential damage to the conservation efforts.

David Bowerman, Oro Valley resident, indicated he is supportive of the applicant. Mr. Bowerman has reviewed all of the staff reports and site plans, and was supportive of the design, and he feels the builder has done due diligence in positioning of the building with regards to limiting the impact to neighboring property owners.

Ken Gyure, Oro Valley resident, was supportive of the design. He has walked the lot three times with the builder, and he feels the builder has tried to limit the impact on the conservation area, the neighboring properties, and applauded the builder for his efforts.

Joe Cuestas, Oro Valley resident, was opposed to the design. Their view of would be impacted by the encroachment, and they would like builder to find a design which would be less of an impact on their view.

Public hearing closed 4:08 PM by Chair Adler

MOTION: A motion was made by Member Dankwerth and seconded by Member Roach to Approve

MOTION carried, 3-1 with Chair Adler opposed.

ELECTION OF OFFICERS 


MOTION: A motion was made by Member Dankwerth and seconded by Member Roach to Approve elect Bill Adler as Chair. 

MOTION carried, 4-0.

MOTION: A motion was made by Chair Adler and seconded by Member Shoeppach to Approve Member Dankwerth as Vice Chair

MOTION carried, 4-0.

MOTION: A motion was made by Member Dankwerth and seconded by Member Roach to Approve

MOTION carried, 4-0.

PLANNING UPDATE (INFORMATIONAL ONLY)

Staff presented the status of the General Plan Update, including the Public Participation Plan. There are two upcoming neighborhood meetings, one for Tangerine and Shannon, Major General Plan Amendment and the other for a development NE corner of La Canada and Moore Rd., Minor General Plan Amendment in Rancho Vistoso.
