Variance Criteria - Five Findings

David Laws, Permitting Manager, further clarified the RTA Project and the access management plan which encourages greater access separation from intersections and the direct impact the access location has on the project. The proposed access management would benefit the already congested transportation patterns at the intersection.
Matt Michaels reviewed the Variance Criteria Five Findings followed by the staff summary and recommendation
DIS Director/Town Engineer Paul Keesler, Permitting Manager, David Laws and Chief Civil Deputy Town Attorney Joe Andrews answered various questions posed by Board Members clarifying the traffic patterns and the access location.
Paul Oland, WLB, representing applicant, explained the property has been shown as a commercial location for a long time. In 2012 Council approved additional commercial acreage. The size of the property allows for a mixture for uses of the property. The limitations of access were considered from the beginning of the zoning phase. This request is to move the access location to allow a greater distance between La Cholla and the commercial driveway.
