Paul Oland, from WLB Group, representing the applicant, presented the following:

Joel Sigel, Oro Valley resident, stated he is concerned with the north and south driveway due to shining headlights and is not opposed to a single entry drive. He was also concerned with views of the Catalina Mountains and two story homes blocking these views and would appreciate any effort that could be made in maintaining the views.
Janet Krohn, Oro Valley resident, stated she was concerned with the traffic and headlights. Ms. Krohn proposed a wall be placed around the residential area for the safety of young children as well as the noise factor. Ms. Krohn also commented she is not opposed to a single entry drive.
Bill Adler, Oro Valley resident, stated that the Conceptual Design Review Board should be concerned about conceptual design and secondly compliance. This project is being proposed at less density that is allowed by zoning. His criticism with the way Rancho Vistoso has been designed is largely because this particular project is surrounded by roads. The buffer meets code but it does not buffer sound or light. The conditions only restrict homes on the southern lots to single story, but it does not indicate how high the single story can be. The conditions should be clarified by placing a cap on how high a single story building can be so the neighbors can have some idea.
