CALL TO ORDER REGULAR SESSION AT OR AFTER 6:00 P.M.
 
Chair Schoeppach called the meeting to order at 6:00 p.m.

Review and/or approval of the April 12, 2011 and May 24, 2011, Development Review Board meeting minutes.

Chairman Schoeppach moved the May 24, 2011, minutes to the regular agenda.
 
Member Luckett moved the April 12, 2011, minutes to the regular agenda.
 
REGULAR AGENDA
 
Member Luckett commented on the April 12, 2011 minutes, page 3 of 4, Dr. Bolser made a comment in reference to the tower reminding her of a gun turret and was told to live with it.  Member Luckett would like to make everybody aware that this comment was not made by the Design Review Board.
 
MOTION: A motion was made by Member Shelton and seconded by Member Luckett approve the April 12, 2011, DRB minutes.
 
MOTION carried, 4-0
 
Chairman Schoeppach requested grammatical changes to the May 20, 2011, minutes.
 
MOTION: A motion was made by Member Shelton and seconded by Member Wowk to approve the May 24, 2011, DRB minutes.

Chairman Schoeppach suggested adding a shade structure for the patio.

MOTION: A motion was made by Member Shelton and seconded by Member Wowk recommend approval OV1209-17, Development Plan for Taco Bell Restaurant at Rooney Ranch Area B, subject to the conditions in Attachment 1.

Member Shelton asked should this be denied would the existing antenna stay.
Mr. Michels responded with yes.
 
Frank Ali, resident, representing Michelago’s stated the antenna is visible from the restaurant and asked when will the carriers stop asking for more.
 
MOTION: A motion was made by Member Shelton and seconded by Member Wowk recommend approval of replacement wireless communications antennas on an existing 53-foot monopole, located at 421 W. Cool Drive, on the south side of Cool Drive between Northern Avenue and Oracle Rd. OV610-007.
 
Discussion ensued between DRB members regarding the replacement wireless communications antenna.
 
MOTION failed, 1-3 with Chairman Schoeppach, Member Wowk, and Member Luckett opposed.
 
MOTION: A motion was made by Chairman Schoeppach and seconded by Member Luckett to Enter Recess recommend denial of the replacement wireless communications antennas on an existing 53-foot monopole, located at 421 W. Cool Drive, on the south side of Cool Drive between Northern Avenue and Oracle Road, OV610-007.
 
MOTION carried, 4-0

Development Plan and Landscape Plan for proposed QuikTrip gas station and convenience store, located within Steam Pump Village in proximity to the NW corner of Oracle Road and Hanley Boulevard. Member Luckett asked why 51 parking spaces were being proposed.
Mr. Little said he would refer that question to Mike Wooten.

Mike Wooten from QuikTrip, non resident commented that additional parking spaces are needed for the success of the business.  Additional items are sold with a full service coffee bar to meet the customer's needs.

MOTION: A motion was made by Member Shelton and seconded by Member Wowk recommend approval of OV1211-06, Development and Landscape Plans for QuikTrip convenience store and gas station, subject to the conditions in Exhibit "A".

- Thanked the members of the DRB for all their hard work and service on the DRB.
